The client is not obligated in agreeing with the Rental options that our staff present, we purely advise the client of potential rental options and it is up to the client to agree or disagree with these options, if the client disagrees our staff will move on to other options. At On key we don't receive payment if you move into a new rental accommodation, so our aim is to ensure you are happy with your new home. Once you select you new home and conformation is received on move in details, our staff can assist with filling out for forms on your behalf as of if it is required and completing your condition reports. Property Management Assistance - The statements contained in the report are prepared solely for the purposes of the property's' current Maintenance/repair state. The report contains information to the identification of Fair Wear & Tear and Non Fair Wear & Tear to the property, and who is responsible of making the appropriate repairs to those items, it is solely up to the client (Tenant, Landlord or Real Estate Agency) that requested this inspection to pursue these repairs with the appropriate persons/agencies in questions. It is not to be interpreted or utilised in any other manner whatsoever as to soundness of the maintenance of the property. Defects of the structure will be listed however this is up to the property owner/Landlord to pursue with the construction builder and to follow their processes to claim for the structural defects under the builder’s warranty. It remains the owner's sole responsibility to establish and maintain the structural soundness of the property in conformity all building regulations and by-laws of their state. This amount shall be paid in full once invoiced. Inspection completed will be invoiced at the end of each month, and the invoice is required to be paid within 14 business days from the invoice being received. Should you fail to timely pay the agreed upon fee(s), you shall be responsible for paying any and all fees associated with collection, including but not limited to administration costs, attorney fees and cost of litigation. Fees for property management service is generally debited from your monthly rent income prior to you receiving the monthly rent income, unless stated otherwise.
Tenancy inspection report is a visual inspection carried out by On Key Inspections PTY LTD to assess the way the property for maintenance and the way in which the tenant is maintaining the property. We have qualified Real Estate Agents that work at On Key Inspections - property manager, our service at On Key Inspection, is to provide independent assistance to our clients (tenant, landlord or subcontracting to a Real Estate Agency) with the rental property inspection processes and or assisting with completing any forms or paperwork.
We are not qualified to assess the structural aspects of areas, including but not limited to staircases, decking and balconies, or to ensure that plumbing, electrical or gas fixtures or fittings, glass windows, doors and balustrades, smoke alarms, asbestos, swimming pool safety barriers (and associated fittings) comply and operate in accordance with applicable building/council codes and/or laws and regulations. The inspection does not include the moving of furniture, lifting of floor coverings, inspecting the interiors of roof spaces, under flooring, inside of cupboards, tenants’ goods or other belongings. On Key Inspections PTY LTD recommends that all landlords have regular inspections carried out by suitably qualified, licensed and insured contractors and experts in the appropriate areas when necessary. On Key Inspections PTY LTD also recommends that all landlords hold adequate insurance, including landlord’s insurance.
